Attention Nebraska Appraisers

For every appraiser credentialed within the State of Nebraska, the Appraiser Listing link utilizes information from the business information requested on the annual renewal form. If in the past no business information was provided, this area is currently blank and the appraiser name may not appear in the Appraiser Listing section of the database. As we receive the renewal applications, the database is being populated with all of the information provided by you. It is imperative that you provide us with business information on the renewal form if you wish to have your name appear on the Appraiser Listing. Your business information can also be forwarded to the appraiser board office via email or fax for updating into the system. If you do not provide us with current business information, your name may not appear in the Appraiser Listing.

When providing your business information, you should also provide the county name in which your business is located. The database will utilize only one county; multiple counties are not currently supported by the system.

Definitions of Nebraska Real Property Appraisers
Effective January 1, 2008

CERTIFIED GENERAL APPRAISER (Appraiser's name or number preceded by "CG" or code 2) A Nebraska Certified General real property appraiser (1) meets, at least, the minimum criteria for "Certified General Real Property Appraiser" adopted by the Appraisal Qualifications Board (AQB) on January 1, 2008; and (2) passes a state administered Certified General examination issued or endorsed by the AQB. The AQB criteria include 300 classroom hours in courses related to specified real estate appraisal matters and 3,000 hours of appraisal experience (at least 1,500 hours of which are in non-residential appraising) over a minimum of 30-month period. In Nebraska 15 of the 300 hours must be in a separate course covering the Uniform Standards of Professional Appraisal Practice and 30 hours in study of the income approach to capitalization, 15 hours in report writing or commercial form preparation.

CERTIFIED RESIDENTIAL APPRAISER (Appraiser's name or number preceded by "CR" or code 3) A Nebraska Certified Residential real property appraiser (1) meets, at least, the minimum criteria for "Certified Residential Real Property Appraiser" adopted by the AQB on January 1, 2008; and (2) passes a state administered Certified Residential examination issued or endorsed by the AQB. The AQB criteria include 200 classroom hours in courses related to specified real estate appraisal matters and 2,500 hours of appraisal experience (1,500 must be in residential appraising) over a minimum 24-month period. In Nebraska 15 of the 200 hours must be in a separate course covering the Uniform Standards of Professional Appraisal Practice and courses in appraisal fundamentals, residential appraisal practices, residential report writing, and income approach to capitalization).

LICENSED APPRAISER (Appraiser's name or number preceded by "L" or code 1) Nebraska Licensed real property appraiser requirements are based on the AQB's "Licensed Real Property Appraiser" classification adopted by the AQB on January 1, 2008. The Licensed Nebraska appraiser must pass a state administered Licensed examination issued or endorsed by the AQB. The Nebraska Licensed appraiser must document 150 hours of Board-approved appraisal related education, including 30 hours of Basic Appraisal Principles, 30 hours of Basic Appraisal Procedures, and 15 hours of Uniform Standards of Professional Appraisal Practice. The Nebraska Licensed appraiser must document a minimum of 2,000 hours of appraisal experience over a minimum 12-month period.

REGISTERED APPRAISER The Board shall not approve any initial application for the Registered credential on or after 01/01/2012. (Registered Appraisers do not meet federal requirements.)
-(Appraiser identification number preceded by "R" or code new). This is an entry level for Nebraska appraisers. They have met the education requirement for registration, having completed 90 hours of approved appraisal related education, including 15 hours of Uniform Standards of Professional Appraisal Practice, 30 hours of Basic Appraisal Principles, 30 hours of Basic Appraisal Procedures and 15 hours of Residential Report Writing.They have passed the appraiser examination for Registration. They have the legal authority to appraise real property in Nebraska, but they may not perform appraisals in connection with federally related transactions. The Registered apprasier shall receive no more than three successive annual renewals.Some Registered appraisers are training under the direction of Certified appraisers.

The client of appraisal services should determine the classification of appraiser needed for the level of service being performed.  All registrations, licenses and certifications expire December 31. Renewals are due annually on November 30. Nebraska requires completion of 28 hours of continuing education by every second year preceding renewal.
